Ironwood Real Estate provides development services for both properties owned by its affiliates as well as third parties. Ironwood guides its clients through design, approval, construction, and occupancy phases of a commercial real estate project.

Ironwood Real Estate provides project management services for its own developments and for third parties. As an example of the latter, Ironwood assisted Austin FC with the development and construction of its new practice and training facility in NE Austin, the St. David’s Performance Center.

Verde Square

After assembling more than six acres of land along Burnet Road and west of Austin FC’s Q2 stadium, Ironwood and Karlin Real Estate are developing a mid-rise, mixed-use project which will include office, multifamily, hotel, and retail buildings.

Wildwood Retail

Ironwood acquired and is developing the 16.7+/- acres located on the northwest corner of Williams Drive and Wildwood Drive in the heart of Georgetown’s northwestern growth corridor. This site is positioned across from the existing HEB grocery store, within the immediate vicinity of the residential communities Woodland Oaks, Heritage Oaks, The Oaks at Wildwood, Georgetown Village and Sun City Georgetown.

207 San Jacinto Blvd

207 San Jacinto is a 30,000 SF, mixed-use, multi-tenant building located on a ¼ block in downtown Austin, Texas. The three-story structure sits adjacent to P.F. Chang’s and less than a block away from the Austin Convention Center. The warehouse-style building was originally constructed in the early 20th century and was renovated in 2009.

300 Colorado

In conjunction with its partners, Cousins Properties and Riverside Resources, Ironwood developed a 32-story, 360,000 square-foot office building in downtown Austin. Construction of the building shell was completed in 2020. Ironwood sold its interest in the property in 2021.

The Plaza at Encino Commons

The Plaza at Encino Commons is a nine-acre tract of land which has been developed into six retail pad sites fronting US 281 as well as 2.595 acres for a future phase. Security Service Federal Credit Union, Verizon, Taco Bell, Popeye’s Chicken, Goodwill, and a 8,000 SF multi-tenant retail building have been constructed to date. Situated two miles north of Loop 1604 in rapidly growing North San Antonio, Encino Commons is strategically located for maximum visibility and great access off of US 281 (>110,000 vpd) and Evans Road. The surrounding area is densely-populated with average household incomes in excess of $117,000 within a one mile radius. Neighboring retailers include HEB Plus, Home Depot, Walgreen’s, Wells Fargo, Bank of America, Jack in the Box, Arby’s, and Whataburger.

Lifetime Fitness

The second location of Pure Austin was completed in northwest Austin in 2004. Sporting state-of-the-art fitness equipment, an indoor climbing wall, an outdoor swimming pool, a one-mile, outdoor jogging trail, and a 17-acre, aquifer-fed lake, Pure Austin offered arguably the finest training facility in Texas. Developed by Ironwood Real Estate, the 26,000 square foot building was acquired in 2008 by Pure Austin. In 2018, Pure Austin was acquired by Lifetime Fitness.

Olmos Park

Olmos Park is 25,000 square feet of multi-tenant retail on the northeast quadrant of McCullough Avenue and Hildebrand Avenue in central San Antonio. Ironwood renovated an existing retail structure originally constructed in the 1940s and added a new +/- 5,000 SF multi-tenant retail building. Located west of Trinity University and the University of Incarnate Word, the shopping center serves the Olmos Park and Monte Vista neighborhoods northwest of downtown. Tenants include: Western Beverages, Slater White Cleaners, Next Level Urgent Care, Westlake Dermatology, and Fantastic Sam’s.

Q2 Stadium

Q2 Stadium is the 20,700-seat home of Austin FC, Austin’s first major league sports team. Located in North Austin just southeast of the Domain, the stadium was developed on land owned by the City of Austin and opened in 2021. The stadium primarily plays host to professional soccer matches and concerts. Ironwood served as a consultant to Austin FC for site selection and procurement, the hiring of the stadium architect and general contractor, and the design, development, and construction of the stadium.

St. David’s Performance Center

The Saint David’s Performance Center is a 24-acre training facility in NE Austin serving Major League Soccer’s Austin FC, Austin FC II, and the club’s high school and middle school academy teams. It includes 4.5 practice fields, a 30,000 SF building, and spectator stands serving up to 1,000 fans for Austin FC II and academy team matches. Austin FC engaged Ironwood to identify and acquire the location as well as oversee the project team to design, develop, and construct a world class soccer training center.
